Thinking of turning your attic into a living space? Here are 4 factors to consider before taking the upward leap.
1. Height.
For the space to qualify as habitable, you have to have ceilings at a minimum of 7 feet. If you're considering adding dormers or gables to increase headroom, check local building codes for height restrictions.
2. Weight.
There could be structural issues regarding the extra weight of your addition. For example, gables add weight to the roof, which increases the pressure placed on the foundation. Ask your contractor to assess whether your foundation will need more support.
3. Structure.
Normally, the ceiling structure of a house is built differently from the way it would be built if there were living space above. You may need to reinforce the ceiling or reframe a new floor on top of the ceiling for additional support.
4. Insulation.
Common 2x6 framing is not deep enough to fit standard attic insulation. The solution is either to reframe with 2x8s, add 2x2s to the existing 2x6s, or sister 2x8s onto the existing 2x6s.
